Landlord Carpet Cleaning – Should we clean it or replace it?

Our certified technicians at United Carpet Cleaning love a challenge! We were contacted recently by a property owner in Dallas who wondered if we might be able to clean the carpets in the property to a decent level so that they would not have to be replaced in order to rent the property. Landlord carpet cleaning is one of our specialties. Even though tenants are required to clean the carpets upon leaving a rented apartment of house, sometimes they simply just leave and forgo their deposit. Since any new tenant is going to be reluctant to lease a space with nasty stains, it falls to the landlord to have the carpets cleaned.
In the photos above, you can see the dramatic difference from the before and after pictures. Since our technician was very familiar with landlord carpet cleaning jobs, he was fairly certain that we would be able to lift between 85% to 90% of the stains. He advised the client that due to the amount of damage, they would not be returned to “like new” condition, but they would be substantially better then the “before” picture indicated.
Once complete, it appeared that we were able to lift 95% of the stains that the previous tenant left, leaving the carpet in a very good condition that should not dissuade a new tenant from renting the home. This minimal investment from the property owner meant a substantial savings, and delaying the carpet replacement for a future time when more wear is evident.
